Sellers: 5 Improvements Under $500

Is it time to sell your home in Nashville?

Do you know where to start? Of course price and location will always dominate the sale, but you also have to prepare your home to sell.

Do you have remodel everything? No, absolutely not, but you do have to clean and shine your house to attract buyers; you have to give them something great they want lo look at.

How do you attract buyers without breaking the bank?

Here are 5 simple steps that will definitely get buyer attention.

1. Improve curb appeal- do you have weeds overtaking your planter beds? Pull them out! Add fresh mulch for a clean contrast to plantings. Can you add flowerpots near the door or add flowers around the walkway?

2. Paint the front door– consider an inviting and generally pleasing color such as a chili pepper red or a cheerful yellow. Remove cobwebs and debris from the porch and polish the doorhandle, doorknocker and kickplate. Think about adding new address numbers and a great doormat.

3. Neutralize Interior Walls– paint over neon and dark paint choices in your common areas such as hallways and family rooms. Touch up baseboards and door frames. While you’re painting, don’t forget to clean away dust, cobwebs and dirty handprints. If buyers see these three things, they may think there are bigger issues you haven’t taken care of.

4. Update Light Fixtures– is your foyer light dated? How about your dining room light? Do these look outdated? Invest in something newer and fresh so that your home compares favorably with newer homes.

5. Increase bulb wattage– switch out your bulbs. Choose a higher wattage to illuminate every detail you’ve been cleaning and polishing. Your home will appear larger and more inviting.
