Steps to Buy a Home: Termite Inspection

As part of your loan package, you will required to have a termite inspection performed on the property. This is to ensure there are not live termites eating away at your investment. If there is evidence of previous termite damage, the inspector will note is there is current activity. It’s also likely your homeowner’s insurance will want to know you’ve had a termite inspection as well.

We live in the South and termites are a very real threat to your property’s structural integrity. Here’s an article from realtor.com on just how much damage a termite can do.

This termite inspection letter is valid for approximately 30 days! Please schedule the inspection only when you are certain, your loan is approved and we are moving forward. If you get this letter too early, it will expire and you WILL be required to schedule and pay for another inspection. If you are unsure about the timeline, just ask me. I can schedule the appointment for you and be at the house while this inspector is there. (I’ll need to have your payment in advance.)

Inspections and Termite letters are between $50-$100 depending on the company. You will pay the termite company directly and the payment amount will be credited to you. KEEP your receipt, pay with trackable funds and provide your lender with documentation.
