My opinion is it’s never a good sign if you call up a random Realtor and ask them to show you a property and he/she says, YEAH! Let’s go right now! Here’s why- if they can go right this minute, then they aren’t doing their due diligence to vet the property you want to see, they haven’t established a representation agreement that protects your interests and they aren’t setting up expectations for your professional relationship. I recommend taking the time to find a great fit- a Realtor you have chosen, one you want to work with, someone you trust as a professional and knowledgeable guide.
Here are some questions you should ask when interviewing your Realtor candidate so that you can compare the service and hire the best:
- Has this person prepared anything for you to review and keep?
- What do you know about me, the client?
- Are you a full time Realtor?
- How long have you been in Real Estate?
- What is the average days on market?
- How many clients have you worked with this year?
- What tools do you have especially for first time homebuyers?
- What tools do you use for marketing a property?
- What areas do you primarily work?
- Who will show me homes? You or your assistant?
- Do you find the buyer for my home?
- Are you willing to work with me if I find a home FSBO?
- How do you negotiate deals?
- Do you attend home inspections? Appraisals?
- Do you handle inspection negotiations?
- Do you attend walkthroughs?
- Do you attend closing?
- How do handle dual agency?
- What makes you different from all the other Realtors?
