Buyer Showings

You’ve been looking through the emails I sent you with new to the market properties and you’ve found a few you’re interested in seeing. I’ve set up your showings and we’re preparing to head out to view properties.

Before we get in our cars, here’s a few things you should know:

  • Plan to be on time. We are often given only a window of time for our showing and we need to make the most of the appointment we’ve made.
  • Likewise, DO NOT arrive exceptionally early and walk around the property. This is not only rude, but some sellers may consider this trespassing. We have an approved appointment time and that begins and ends at a specified time.
  • Most sellers require you to be pre-approved before being able to see their home. (This is why I had you start this process before we started our property search)
  • Most sellers require 24 hours notice prior to showings. They may also have limitations on showing such as no showings before 10am or after 6pm, no Sunday showings etc.
  • Wear comfy, slip on shoes as we may be asked to remove them upon entry.
  • If a lot of sunlight is important to you in a home, then we should plan to see it during daylight hours.
  • Dress for the weather. Houses may or may not have AC at a comfortable temperature. It may be raining or it might be snowy. Be prepared with layers and smart shoes.
  • Vacant houses may not have utilities turned on.
  • Do not plan to use the restroom in anyone’s home!
  • Focus on the property attributes, not furnishings, artwork or style. You are buying a property, not their stuff.
  • Avoid touching furniture or personal items as we do not want to be responsible should something break.
  • Remind children not to play with toys or things they see in a house.
  • The home inspection comes AFTER a contract is agreed upon and signed by both parties. During a typical showing, we aren’t under houses or tiptoeing across ceiling joists.
  • Some sellers have Nanny Cams in their homes so be aware of what you say and do. Now is not the time to talk about how much you can afford or what kind of offer you’ll make for purchase.
  • If sellers are home, be careful not to give away too much about yourself and why you’re buying. This information could be leveraged against us during negotiations.
  • Bring snack and drinks for the road as looking at a lot of homes can make for a long day.

We will discuss the properties that interest you and I will make as many appointments that I can to maximize our day. I will email you the day’s itinerary along with the addresses to each property so that you know what order our showings will occur.
