Steps to Sell a Home: Step 4, Pre-Market Inspection and Repair

You know it needs to be done, beat them to the punch.

Have you considered a pre-market inspection for your home? A pre-market inspection means you pay an inspector to inspect your home before it goes on the market. The cost for this is usually between $400 – $700. It allows you the opportunity to fix any items that come up in the inspection report before the home goes on the market. (This also keeps you from being surprised at any items the buyer may have in their report during the inspection period). Sometimes buyers will even waive doing their own inspection if they can read your inspection report and see what if any repairs you have made as a result. This could save you time and money in the long run.

If you’d like to do a pre-market inspection, let me know and I will arrange for it. If you’d like, I can even be present for the inspection so you don’t have to take any additional time off work.

*Please note that just because you do a pre-market inspection does not mean the buyer will waive their own inspection. Additionally, an inspector is paid to find issues, so even though you may have repaired, replaced and removed issues from your report, the buyer’s report WILL have additional items. It is up to you at that point to decide how you will handle repair requests if any are made.

If you did a pre-market inspection, you will have a list of items that need to be fixed. If you elected not to do an inspection and your dishwasher hasn’t been working for years or your AC unit has been making weird sounds, I need to know so we can have those items repaired before your home goes on the market or you’ll need to disclose the issues! It’s better to get items fixed now before they come up in an inspection report and potentially scare off a buyer later.

I always recommend:

  • Touching up the paint in your home
  • Installing new caulk around every shower and tub
  • Hiring a professional HVAC company to service and clean both your AC unit and furnace
  • Cleaning your carpets
  • Making sure all light bulbs are working and that every light fixture contains the highest wattage light bulbs it can handle
  • Having chimneys professionally swept and add a rain cap.
  • Tuckpointing brick as needed.
  • Changing outdated cabinet hardware in kitchens and bathrooms
  • Repairing any torn window or door screens
  • Testing all smoke and carbon monoxide detectors to make sure they are functioning properly. Replace as necessary.
  • Making sure downspouts are clear and have splashblocks.
  • Repairing any damaged, broken or missing roof shingles.
