Steps to Sell a Home: Step 6, Photography and Video

We’re so close to getting your home on the market! The last step before going live is the photography.

Your home’s photos can be the difference between a quick sale and languishing on the market. Remember the materials I sent you where I talked about “casper showings” and online viewings? Buyers see your home on the internet and pore over all the details before they’ll decide to see your home in person. It is essential to put your best foot forward!

I’ll let you know a few days in advance when the appointment is taking place. The appointment itself will take between 1 – 2 hours for condos and 2 – 4 hours for single family homes/townhouses, depending square footage and features.

You do not need to be home for the appointment.

I pay for the photos, there is no cost to you.

Here are my pro tips for ensuring great photos:

  • Remove any cats or dogs from the home or put them in a crate during the photography appointment
  • Hide any pet beds, bowls, toys, etc
  • Make all beds, clear nightstands
  • Put all dishes away, clear countertops
  • Turn on all lights and make sure all light bulbs are high watt and are working
  • Clear sidewalks and entryways

During the photography appointment, I will likely move a lot of things in your home. I do my very best to put things back where they were, but don’t be surprised if you come home to find a few things out of place. Moving items is almost always necessary to get the best shots.

For condos or townhomes we often photograph amenities such as exercise rooms or parking garages or nearby amenities in the neighborhood, such as parks or playgrounds. If there is anything in particular you want to make sure we photograph, just let me know.

It usually takes about 48 hours to get photos back. Once photos are back and your marketing materials are complete, I will activate your listing in the MLS and your property will be live on the market!
